We did it!! We reached the finish line and our old pal the flip is now on the market and FOR SALE!! Cue the confetti and streamers. :)
Now that every inch of the flip has been fluffed and puffed beyond all measure, I think it’s high time to see how far it’s come over the past 3 months!
Without a doubt, the great room underwent the biggest transformation. It was a gigantic undertaking to figure out how to combine four different rooms (den, kitchen, breakfast room & enclosed patio), get the vaulted ceiling figured out, fix the flow of the kitchen, and a billion other things.
Here’s how the great room looks now:
And here’s a reminder of how these four rooms (that we combined) looked when we bought the house on September 29, 2010:
What do you think?
This room gave us the most headaches during the renovation, just trying to figure out how to make the most of this gigantic space, but in the end I think it’s the room that most buyers will fall in love with.
Maybe I’m being sentimental, but I can just imagine an entire family hanging out in this room, kids doing homework at the kitchen table while the dad reads his newspaper at the peninsula and the mom whips up something tasty for dinner. Can you see it?
Okay, now it’s time for a bunch of gratuitous great room shots. I got a little camera happy. Hope you don’t mind. :)
Whew, enough pictures – I’m ready to hear what you guys think!

OMG I am so impressed Liz! You guys are AMAZING. I would actually have liked seeing twice or even three times as many pix! I saw all of them that you posted to FB earlier and was drooling. I just showed them all to Matt too and he is super impressed. Who knows, I may be able to persuade him that I could do this one day…with you as an inspiration. Seriously, so freaking awesome. I hope you get above asking price – a bidding war! — and soon! I, for one, would LOVE to call this house home. The transformation is incredible!!! GREAT JOB LIZ!
Ha, you should watch what you ask for, I might bombard you with pictures!!! :) Thanks so much, Christy!
And I meant to say that I hope you DO get into flipping – you would be amazing at it!!
Bravo…take a bow!
XOXO-
It looks awesome. I’d buy it :-)

Centsational Girl´s last blog post post ..Me and IKEA- It’s Complicated
Thanks, Kate, that means a lot!!
Amazing! Definitely a room a family could be comfortable in, but still lovely and elegant.
All I can say is BEAUTIFUL!!!!!!!!!!! I could use some of your pointers for my home.
Wow … I’m so impressed with your vision. I don’t think I ever could have imagined those rooms becoming THAT room. Can you share some of your sources … for instance on the rug? I love how it echoes the texture of the chairs.
Erin´s last blog post post ..Bang! Kapow! Its a punch list
I definitely will share all the sources! Keep your eye out for a staging post by early next week. :)
Liz, it looks wonderful!! I’m so impressed that you were able to deal with all the ceiling, sunken floors, and all those walls with such skill! Congrats!
Sara @ Russet Street Reno´s last blog post post ..Christmas loot
There was a LOT to contend with, I’m glad you think we pulled it off! Thanks, Sara. :)
This is gorgeous. I’m honestly speechless. Everything looks just so, and I want to move there and buy it. Stat!
Is it inappropriate to tell you that this great room and kitchen gets me all hot and bothered? Because it does.
And, I want that coffee table.
Kim@NewlyWoodwards´s last blog post post ..A New Years wedding
Ha, I love it! Not inappropriate at all. :) And the coffee table was a total steal!
Congrats Liz! You guys did a great job and I’m sure it will sell soon. And you made it on Centsational Girl’s blog so double pat yourself on the back :-)
That was so fun! Centsational Girl pretty much rocks in my book. :)
I need a little help here in locating the reference to IGTBH on CG’s blog. I searched, but …..
It’s a good thing my decorating skills are better than my technology mastery! Totally LOVE this blog today. All the gorgeous pictures!!!!!!!
It’s actually on her Facebook page! Here’s the link, you’ll just have to scroll down a bit: http://www.facebook.com/pages/Centsational-Girl/270547851511. :)
Wow, you’re very talented!! I would like to know what you do with all the accessories and furniture after the house has sold? Do you use it in your next flip, did you rent it? Very nice!
Great question! This is actually our first time staging, so it will be a bit of a learning experience. We bought the furniture (as affordably as possible) and plan on storing it between flips (unless a buyer wants to purchase it). We didn’t stage all of the rooms, just the key ones like the great room, dining room and master bedroom. We’ll see how it goes!
Oh my goodness it is so beautiful!!You did such a wonderful job. I pray that it will sell quickly for you. Thanks for sharing all of the great pictures
wow, you took all the character of the room and put them in to a large nothing room! What vision is that?
I’m sorry you didn’t like it, Chaz! I guess that’s the thing about design, it’s personal and there’s no “one size fits all” look that will work for everyone.
Chaz, perhaps you never learned to say nothing at all when you are displeased? Or at least dispense with the biting sarcasm? I read your rude comment several times to make certain I understood your intent. Such class.
Ouch… My jaw just hit the floor! There is so much to say about it that this should be changed from comment to novel. The design you came up with sheds so much light in the space. The flow makes it the perfect entertaining, and just overall living. Your details like the stools echoing the rug are just incredible. Your work is such an inspiration, I know it was a lot of work for you but it really paid off. BRAVO!
Thanks, Larissa! It was lots of work, but totally worth it. I’m glad you like the flow of the great room, that was something we really tried to work on!
I love this kitchen!!! I am just beginning a reno in my kitchen and am in need of a nice countertop! Is that a granite counter top? and was there a name for the colour of it?? I am looking for a predominately light coloured (white) counter but with some taupe-y colours in it? Help!
Oooh, countertops are so fun!! Yes, the counters are granite, and it’s called Kodiak. I’m also a huge fan of Amarillo Gold, and Bianco Antico is nice. Here’s a post about it if that helps! http://itsgreattobehome.net/2010/11/10/the-flip-choosing-kitchen-counters/.
And P.S., there’s a lot of variation in slabs, so try to pick out yours in person if you can! Good luck with your renovation, we’d love some pics!!! :)
It looks AMAZING!! Congratulations on a complete project that is awesome, I hope it sells very quickly!
Thanks, JenM, fingers crossed! :)
Incredible transformation! GREAT JOB! Now let’s see the rest of that gorgeous house!! Congrats on completion… must feel so good!! Bring on the buyers! :)
WOW! Your taste is impeccable – timeless and modern at the same time! I would love to see more shots of the house, or the floor plan, wondering about bathrooms and bedrooms. We are a couple of years from building another home and I am loving this one! Congrats – I”m sure some lucky buyer will snap it up ASAP!
More pics are definitely on the way!!! And I will show the floor plan again sometime soon, but in the meantime here’s a slightly outdated version: http://itsgreattobehome.net/2010/10/06/the-flip-fixing-the-floor-plan/ (we wound up making a few additional changes to the kitchen and master bath that aren’t reflected on the revised floor plan). How fun to build a home from scratch, I’m envious!! :)
Amazing job! I am sending the SOLD fairies your way. You deserve every penny that comes your way (which by the way this room looks, they will be plentiful). Kudos to you and your “flip squad”.
Dharma´s last blog post post ..Merry Christmas to all and to all a good night
Thanks for the SOLD fairies!! Ha, love that. :) And yes, our flip squad was amazing, they definitely deserve some major props!!
Huh?! Do you know Chaz? I TOTALLY disagree. There was no character and now it’s chock full of it!
Ha, thanks Christy! :)
It looks so great! If we were moving back to Dallas and could afford it, I would snatch it right up!
And don’t forget, if you wanna do a flip in Lubbock, I’m down for the manual labor part. I can’t help out with the money at all, but I would love to tear some stuff up with you!! Hehe :)
Samantha´s last blog post post ..Oops… We Fixed It Again
Great job! It’s amazing that you could see your final vision with all of those separate rooms. Hope for a quick sale!
Super!!!! I want this house! I can’t believe all the work and how gorgeous this is!!! More pictures please.
WOW! That transformation is unreal! GREAT job!!!!
Oh my GOSH. This looks absolutely gorgeous, Liz! I am completely in love with it–I want to buy it! Now! Haha. I just love open floor plans and this is the best of them.
Michelle´s last blog post post ..Nesting
Wow, absolutely beautiful!!! I can totally imagine that and that’s what I want too. A huge great room for everyone to be in at once. :) Where did you get your dining table? Love it!!
I’ll be posting a list of staging sources later today, and I’ll be sure to include the dining table! It’s funny, my husband totally insisted that we buy THAT TABLE, and I think he wants to steal it for our house. :)
Wow! I LOVE it! You guys did such a fab job!!

Amazing job! I would love to call that great room home. Good luck selling, looks like you shouldn’t have a problem. Looooooooove the floors–did you mention what kind they are yet? Or can you? Thanks!
They are stained bamboo! Here’s a whole post about’em – http://itsgreattobehome.net/2010/12/09/the-flip-bamboo-floors/. Hope that helps! :)
totally read that post….i guess i was lazy today and didn’t bother checking. thanks!
OMG Liz it looks fantastic!!!!! Love how everything turned out and you’re so right: this room WILL sell the house (and quick, I hope!).
Btw, the dining table/benches from World Market are fab.
Averill (Odi et Amo)´s last blog post post ..Happy Second Anniversary- Odi et Amo!

I’d just like to say it’s even BETTER in person!!!! Fingers crossed for speedy buyers!
It’s amazing and I’d move my family there in a heartbeat! I’ve loved watching your progress along the way. :)
It looks amazing! Great job!

This place is going to sell fast. It looks amazing!!
Kasey at Thrifty Little Blog´s last blog post post ..This is a good one-
Hey, because I have no life and have been scouring these photos again, I was just wondering where the fireplace was in the befores? I didn’t see it. Or did you put it in? Did it have the built-ins? They are perfection.
Kim@NewlyWoodwards´s last blog post post ..Week one of operation- purge and organize
I wish I could take credit for them but they were already there! We got lucky on that one. :) The only changes that we made to the built-ins were new doors (to match the profile of the kitchen cabinets) and new shelves since the old ones were bowed and some were missing.
What are the dimensions of the room? I would love to see the before dimensions compared with the after. I think it is beautiful!
Wow! you did an amazing job! That house is gonna sell like a hot potato!
Irene Robertson´s last blog post post ..We Picked a Color – FINALLY!!!
Thanks Irene, let’s hope so!! :)
HI, love what you have done with it. Who did the cabinets? The glas is lovely and if you dont mind me asking how much were they? I am rehabbing an old farmhouse for us to live in and need some kitchen cabinet ideas. Thanks! WE had oak in current house and we had painted, but the Mr wants a “factory finish” on this one to safeguard against our 5 kids we are adopting…..Thanks a zillion, if it is not sold yet it is crazy!!!!
Wow, adopting 5 kiddos? That’s amazing!! I think I’d want a factory finish, too. :) The cabinets were made by a local cabinet guy in Dallas, and the glass inserts were made by my mom, so they were free! I’m not really sure how much a non-relative would charge for those. :)
It looks fantastic Liz! Was the fireplace mantle already in place when you bought the house or did you change it? I’ve been meaning to get a new mantle for years now. Thx.
We got lucky and it was already there! All we did was have it repainted for a fresher look. I’ve seen similar mantles at places like Seconds & Surplus, that might be a good place to try!
Hey- I think that kitchen is gorgeous! Can you tell me what color granite you used? Thanks!
Thanks! It’s Kodiak granite – hope that helps! :)
Where did you buy the bar stools? I love them! The whole place looks fantastic!! I can’t seem to find the post you did with the sources for this..? Great job on the renovation!! :-)
Thanks Hollie!! The bar stools are from World Market – actually, here’s a source list right here: http://itsgreattobehome.net/2011/01/05/the-flip-staging-sources-for-the-great-room/. :)
What type of granite did you use for your countertops? I love it! We are installing our white kitchen cabinets now and we also have dark hardwood floors and have been looking for a countertop that matches and that’s not as much of a pain as marble to take care of!
Nevermind, I see someone else posted the same question. Thanks!!
One more question, do you know what type of edges you have on your counters? Are they just polished square on the edges or do they have a lip? Thanks!
Hey there! They are polished square edges, and they extend just a bit past the drawer and cabinet fronts (if that makes sense). No extra curves or details, just plain and simple but I love it! :)
Liz – Your remodel is gorgeous! It is so smart and modern yet maintains a traditional ease. Congratulations! Is the rug in the great room sisal or sea grass or something else entirely? It love it! Thanks!
I think it’s jute! :)
Would there be an chance of finding out the color of paint you used in this area – its so difficult to find the right shade of beige/tan but you guys nailed it.
The trim is Atrium White by Pittsburgh Paints, color matched in Sherwin-Williams paint, and the tan walls are Wool Skein by Sherwin Williams. Hope that helps! :)
