We Sold The Flip!

Yep, you read that right – the flip is officially SOLD!!!

I wanted to wait to tell you all the good news until the sale closed, so I’ve been sitting on this juicy news for a little over a month.

You see, the flip went under contract the first weekend it was on the market – talk about the best feeling ever!!

Here’s how it all went down – we listed the house on a Wednesday evening, had a bunch of showings over the next few days, and had an amazing open house on Sunday.  The couple that wound up buying the house saw the flip early in the day on Sunday and then came to the open house to present their offer.  By the end of the day on Monday, the house was under contract for full price!

Things went smoothly over the next month, and we were scheduled to close at the end of this week – but then we got word from the buyers’ agent that they wanted to move up closing to the Friday before Memorial Day because the boyfriend had a “big question” he wanted to ask his girlfriend at the house over the holiday weekend.  How cute, right??  So the closing went down on Friday and the flip was officially sold to this adorable couple.

    I was wondering if you’d consider doing a post on the business side of flipping – I don’t want to pry into the exact financials or anything but I’m interested. You do quality work so you’re obviously not doing things at the frugal end of the budget (unlike a lot of blogs out there about remodeling on a shoestring), so if it was possible to talk about how you choose a place, the relative amount you’d spend on remodeling, and the return, how you make sure you don’t overimprove etc… all this is interesting to noobs like me :-)
