Were you guys starting to think I had forgotten all about our fifth flip??
It’s taken awhile to get this one going since we had a baby and switched contractors (back to the one that renovated our house) – but demo started yesterday and things are moving!
Want to see how the house looked before the wrecking ball moved in?
The curb appeal of the house is already pretty great, with beautiful trees and new windows. We’re currently planning on painting the exterior, but we’ll see how that shakes out.
The entryway . . .
. . . you’ll notice that the house is in pretty great shape (even though it’s a little dated) already!
A large formal room is right off the entryway.
It’s supposed to be the formal living room, but we’re turning it into the dining room.
This little room is supposed to be the dining room, but we’re opening it up to the kitchen and we’re going to use it as a kind of butler’s pantry.
The breakfast room . . .
And the kitchen . . .
The laundry room just off the kitchen – it’s such a great size and has a door to the garage.
A half bath that you can only access through the laundry room – ugh!
Back into the breakfast nook, looking into the den . . .
I love the den!! The beamed ceiling really does it for me. :)
Through that doorway is the hallway to the bedrooms on the right, and the entryway on the left.
The bedroom wing with 3 bedrooms and an office . . .
The first bedroom . . .
A jack ‘n jill bath . . .
The second bedroom . . . is it pink enough? :)
The office / possible fourth bedroom . . .
The master bedroom – you can’t really tell in this photo but it is HUGE!!
The dressing area and closet off the master bedroom, with the master bathroom in the background . . .
The master bathroom – by the time this photo was taken the plumber had already started removing the plumbing fixtures, hence the missing toilet.
The MONSTER-sized attached garage . . .
The great backyard – I’m so jealous of the size of the yard, and the beautiful tree!
For this neighborhood, at least, this is a really big yard.
What do you guys think so far? I’m really excited that the renovations have started – it’s about time to start picking finishes!
This post brought to you by house insurance.

I have been following this blog for some time. I have waited anxiously everyday to see if you have posted the pictures for the 5th flip. This one looks like it is going to be really exiting. The house has GREAT bones and looks to be in really good condition. The huge bow window across the front of the house is beautiful and is the perfect spot for the Christmas Tree. Good luck with this flip; I know we are are curious to see what evolves over time. -Erik-
Great house! I’m really impressed with the room sizes. Can’t wait to see what you guys do with it.

I’m always impressed with your ability to see the potential for rearranging spaces. Do you ever think about moving into one of your flips and selling your place?
also, loved the pie charts from the last post.
We used to want to move into every one, but now we’ve got a 3-5 year plan that is keeping us in check . . . so far. :)
Can’t wait to see how great you guys make this flip. Love the yard!
Wow Liz that’s a lot of wallpaper and a lot of potential, you’ve got your hands full but it will be fab!! Can’t wait to watch the journey unfold!

P.S. I have been without a computer since Spring, but your blog is firmly attached to my iPad (thanks, Jen & Kyle!) so I haven’t missed a beat :)
his and her toilets i see… haha. Even though this house is empty you can already see the potential and invision the final product. love the look of it.
You got a huge house and seems like it is still in good shape. I can’t wait to see how you are going to improve and remodel the house.
Your house really looks wonderful..I am very excited to see the final one.
Agree with above commenters, BIG potential! Lots of space to work with, nice elements in place like the ceiling beams, the brick and that yard! Good luck with this, looking forward to more pictures.
