The Flip: Day 23

Can you believe it’s Day 23 already?  That kind of blows my mind, I feel like we still have so much to do!  If I remember correctly from last time, though, after demo and framing the trades can get in and out pretty quickly, or at least all work in the house at the same time.  Hopefully I’m remembering correctly.  :)

It’s already been a busy day – we met with the electrician to specify where we want recessed lights, pendants, sconces, outlets and light switches.  Talk about making a lot of big decisions all at once!  It’s kind of hard to tell what’s going on, but on the electrical floor plan below you can get a rough idea of where can lights will be, etc.

And you can see in the floor plan above that we’ve made some changes to the layout in the master bath, as well as with the kitchen cabinetry (more about that in another post).

This morning they also started cutting a trench through the concrete slab foundation in the master bathroom to move the plumbing around a bit.  Or a lot, actually.  I’ve never seen such dust in my entire life!!

The concrete guys cut the trench based upon spray painted guidelines that the plumber left of the floor.  However, just as I was about to fork over a check to the concrete guys we realized that the trench had been cut on the wrong side of the guidelines.  Whoops.  Luckily the fix didn’t turn out to be a big deal, and about 10 minutes later the concrete guys got their check.  Crisis averted!!

We also met with the millwork guy that will be supplying all of our trim and doors – and by the way, we went with Door No. 1!!  Thanks so much for helping us make up our minds about that one.  Oh yeah, and the framer also made an appearance to get his final check.

The HVAC guy is still over there right now adding new flex ducts and registers – you see, we raised the ceiling in the den / kitchen (more about that later) so the HVAC system had to be raised, and blah blah.  I’m guessing that you guys probably don’t want me to ramble on about the HVAC for too long, although you’ll probably get more about it when I fill you guys in on all the ceiling details.  :)

We Were Plumb Surprised

I’ll spare you photos, but the hubby and I were in for a big surprise the other night when the main plumbing line for our house backed up – right into one of the bathtubs and the utility sink in the garage.  Pleasant, it was not.

You see, the hubby did a load of laundry and when the washing machine drained the bathtub and the utility sink filled with water.  Obviously we were a bit concerned, so we did a quick bit of research and realized that something was clogging our main sewer line – we crossed our fingers that the problem was something small and that tree roots hadn’t grown into the line.  Armed with a bit of knowledge, we called our home warranty company, American Home Shield.

Some people swear against home warranty companies, but our home warranty has already saved us buckets of money (like with that leak in the crawl space) and we’ve only been here about 6 months.  In this case, a plumber came right out, snaked the line (and found a Clorox disinfecting wipe in the line – weird!), poked around a bit more and voila – no more surprises in the tub!  Whew, we were so glad it was an easy fix!
